Tell us the floor layout and the hours that suit. Quote comes back on that.

The entrance is the whole problem
In any commercial space the soil distribution is wildly uneven, and knowing that saves money.
Most of the grit in a building never gets past the first fifteen feet. It comes in on shoes, gets deposited over the first several steps, and what reaches the back of the floor is a fraction of what landed at the door.
Which means the entrance and the main circulation route are doing nearly all the suffering while the perimeter offices stay comparatively clean. Cleaning the whole floor on the same cycle treats those areas identically when they are not.
The efficient approach is cleaning entrances and circulation routes more often than the rest, rather than everything less often than the entrance needs.
Good matting at every entrance genuinely reduces the load, and it is the cheapest intervention available to a building.

Carpet tile
Common in Scottsdale offices and it has its own considerations.
It takes extraction well and cleans up predictably. The seams need care, because over-wetting can work adhesive loose at the tile edges, which shows as lifting corners afterward.
The advantage is that individual tiles can be replaced. Where a tile is permanently stained or damaged, swapping it with one from a low-visibility area is frequently better value than trying to rescue it, and we will point that out.
Scheduling
- Evenings and weekends, which is what most offices want and what dry time argues for
- Phased work across a floor where a business cannot fully vacate
- Airflow set up properly so the space is usable when people return
- Access coordinated with building management or security
- Invoice and receipt wherever they need to go
- Recurring schedules where that suits, quoted the same way
What commercial carpet needs that residential does not
Attention to the lanes over the rooms
Office carpet wears in corridors and around desks rather than evenly. The cleaning should follow that distribution rather than treating a floor uniformly.
Faster turnaround on drying
A house can be damp for an evening. An office cannot be damp on Monday morning, which is why orbital agitation matters here even more, since it achieves the same result with less water.
Honest reporting on what is finished
Commercial carpet reaches the end of its life on a schedule, and there is a point where cleaning is spending money on something that should be replaced. You will get that assessment in writing rather than being sold another clean.

What it costs
The same per-area structure as residential, which for an office means we work from the layout rather than pretending an open floor is a set of rooms. You get the figure before anything starts.
For larger or recurring work, tell us the square footage and the frequency you are considering and we will quote against that directly. Residential pricing is here for reference.
Questions
Do you clean commercial carpet?
Yes. Offices, suites, common areas and carpet tile, at the same per-area pricing.
How is it priced?
Per area, the same as residential. For open-plan floors we work it out from the layout rather than pretending an open floor is a room, and you get the figure before we start.
Can you work outside business hours?
Yes. Evenings and weekends suit most offices better, and dry time is the reason.
How long until the space is usable?
A few hours to dry to the touch with airflow. Scheduling overnight or over a weekend removes the question entirely.
Do you do carpet tile?
Yes. Carpet tile takes extraction well and the seams need care, since over-wetting can lift adhesive at the edges.
What about entrance areas?
They take the worst of it by a distance and are worth doing more often than the rest of the floor. Most of the grit in a building never gets past the first fifteen feet.
