Stairs take everything

In a two-story family home the staircase is the hardest-working carpet in the building, and it is not close.

Everybody uses the same twelve square feet many times a day, and they use it with more force than a floor, because going up a stair means pushing off it. That concentrates soil and mechanical wear into a tiny area.

It is also the part most likely to get a fast pass on a cheap quote. We price a staircase as a room at $55.25 after the discount, because it takes more time than a room does. Every tread and riser is a separate surface worked by hand on a slope.

The nosing, the front edge of each tread, takes the most concentrated wear of any carpet in the house. It frequently stays visibly different after cleaning, and that is wear rather than soil.

Pets, and where the problem actually sits

What determines whether pet odor is fixable is depth, and depth is not visible from standing height.

Urine in the fiber responds to treatment. Urine through the backing and into the pad does not respond to surface cleaning, which is why the smell returns a week later and people conclude the treatment failed.

It did not fail. It only ever reached the top layer. A UV light shows what the eye cannot, and the affected areas are nearly always larger than the owner expected because urine spreads through the backing.

Tell us up front if there have been accidents. It changes the recommendation entirely, and occasionally the honest answer is that one room needs carpet and pad replaced while the rest of the house is fine.

Twenty years of a full household

These neighborhoods filled in through the nineties and 2000s, so most carpet here has either been replaced once or is well past its intended life.

How hard a carpet has worked matters more than its age. A busy family home puts more footfall through a hallway in a year than a seasonal house does in a decade.

Which is why a twelve-year-old Grayhawk carpet can show more wear than twenty-five-year-old carpet in a Troon house that sits closed half the year. Years are not the measure. Steps are.

Fiber decides the whole approach

More than soil level, more than age. Running every carpet through one process is how carpet gets damaged, and it is worth knowing which you own.

• Nylon takes heat well and cleans up better than almost anything. The best-case fiber.
• Polyester and triexta resist water-based staining and hold onto oil, so they need pre-treatment aimed at oil rather than general soil.
• Olefin releases soil readily and wicks stains back up as it dries, which is the fiber behaving normally rather than a failed clean.
• Wool and wool-blend berber browns if over-wet, and that browning is permanent. Its own page.

What is actually wearing your carpet out

Not the stains. The grit.

Desert dust is fine and abrasive. It works down past the tips of the fiber to the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.

That is what wears a traffic lane down, and the process is mechanical rather than cosmetic. Once fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean available, because the carpet in that strip is genuinely different from the carpet beside it.

Removing the grit on a cycle is the single largest thing that extends carpet life here. Not for appearance. For the fiber.

How we do it

1. Identify the fiber and walk the rooms with you. Nylon, polyester, olefin and wool all need different handling, and the stains you are concerned about get a straight answer each before anything starts.
2. Pre-treatment matched to fiber and soil. Pet areas and grease get treated separately rather than sprayed over along with the room.
3. Orbital agitation. The head works solution down into the pile rather than leaving it on top. This is the step a cheap job skips, and it is the difference between the surface looking better and the carpet being cleaner.
4. Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is what makes carpet re-soil quickly.
5. Walk it together before anything is packed up.

Some spots wick back up out of the pad as carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two later.

How often

Every 12 to 18 months for most households, sooner with pets or children, and sooner again in the preserve-adjacent neighborhoods.

The driver is grit rather than appearance. Fine abrasive material arrives continuously in this climate, and the longer it sits at the base of the pile the more wear it does underfoot.

Carpet cleaned on a schedule lasts materially longer than carpet cleaned once it looks bad, because by the time it looks bad the wear has already happened.
