Patterned carpet at a building entrance

Short-stay units age faster than the calendar

A good share of Old Town property gets let out, and that produces a specific pattern.

It is not the number of occupants, it is the pace. A unit turning over weekly sees more distinct footfall in a year than a family home sees in five, with suitcases rolling across it and nobody treating it as theirs.

So a two-year-old carpet in a rental can be in the condition of a six-year-old carpet in a residence. The traffic lane from the door to the bedroom is usually the first thing to go.

Fitting a booking calendar

Say at booking if there is a guest arriving that evening. It changes how we handle drying, and it is far better to know in advance than to be told on arrival.

Smaller rooms, the minimum, and the math

Old Town units are considerably smaller than the north Scottsdale houses, which changes the arithmetic.

The $150 minimum works out to three rooms. A two-bedroom unit with a living room hits it exactly at $165.75. A one-bedroom does not reach it on rooms alone.

Pricing is per room rather than by area, so small rooms are where this is best value. A whole condo frequently comes in at the bottom of the range, which makes these among the most affordable properties in Scottsdale to keep on a proper cycle.

Fiber decides the whole approach

More than soil level, more than age. Running every carpet through one process is how carpet gets damaged, and it is worth knowing which you own.

If you do not know what you have, that is entirely normal. We identify it on the walkthrough and adjust. The full guide is here.

What is actually wearing your carpet out

Not the stains. The grit.

Desert dust is fine and abrasive. It works down past the tips of the fiber to the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.

That is what wears a traffic lane down, and the process is mechanical rather than cosmetic. Once fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean available, because the carpet in that strip is genuinely different from the carpet beside it.

Removing the grit on a cycle is the single largest thing that extends carpet life here. Not for appearance. For the fiber.

How we do it

  1. Identify the fiber and walk the rooms with you. Nylon, polyester, olefin and wool all need different handling, and the stains you are concerned about get a straight answer each before anything starts.
  2. Pre-treatment matched to fiber and soil. Pet areas and grease get treated separately rather than sprayed over along with the room.
  3. Orbital agitation. The head works solution down into the pile rather than leaving it on top. This is the step a cheap job skips, and it is the difference between the surface looking better and the carpet being cleaner.
  4. Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is what makes carpet re-soil quickly.
  5. Walk it together before anything is packed up.

Spot returns within 14 days, so do we

No charge and no argument.

Some spots wick back up out of the pad as carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two later.

The guarantee exists because the situation exists. Ring, we come back, it costs nothing.

How often

Every 12 to 18 months for most households, sooner with pets or children, and sooner again in the preserve-adjacent neighborhoods.

The driver is grit rather than appearance. Fine abrasive material arrives continuously in this climate, and the longer it sits at the base of the pile the more wear it does underfoot.

Carpet cleaned on a schedule lasts materially longer than carpet cleaned once it looks bad, because by the time it looks bad the wear has already happened.

Questions from Old Town Scottsdale

What does it cost in Old Town Scottsdale?

$65 a room with 15% off, so $55.25. Staircases price as a room at $55.25. Short or medium hallways $29.75, long hallways $42.50, walk-in closets $29.75. Add-ons such as pet urine treatment, deodorizer, protectant and sanitizing price separately and take no discount. $150 minimum per visit, which is three rooms.

What method do you use?

Hot water extraction with orbital agitation. The orbital head works solution down into the pile before extraction, which lifts more soil and cuts dry time considerably against extraction on its own. It is the step a cheap job leaves out.

Do you clean wool carpet?

Yes, and carefully. Wool browns permanently if it is over-wet and reacts badly to high-pH chemistry, so moisture and product both have to be right. We identify the fiber before anything is applied rather than assuming.

Will my traffic lanes come back?

They improve and they do not disappear. A lane walked for years has physically worn fiber, and no cleaning restores worn fiber. You will hear that on the walkthrough rather than afterward.

Do you move furniture?

Light furniture on request as part of the service. Chairs, small sofas, side tables, ottomans, coffee tables. Not beds, oversized or heavy pieces, or anything with electronics or breakables on or inside it.

What if a spot comes back?

Ring within 14 days and we return at no charge. Some spots wick up from the pad as carpet dries, which is real rather than a failed cleaning.
