Why a staircase costs what a room costs
It looks like the odd line on the price list until you have done one.
A staircase has a fraction of the floor area of a bedroom and takes longer. Every tread and riser is a separate surface worked by hand, the tool has to be controlled on a slope rather than pushed on the flat, and there is nowhere to stand that is not part of the job.
Pricing by square footage would make stairs nearly free, which would mean either rushing them or losing money. Nobody rushes a staircase for free, so on a low quote the stairs get a fast pass and the customer is told they are done.

The add-ons, and when they are worth it

Pet urine treatment
For contamination in the fiber. Where it has soaked through the backing into the pad, surface treatment will not hold and you will be told that rather than sold it.
Protectant
Worth it on newer carpet in a busy house, because it buys the minutes between a spill and a stain. On already-worn fiber it is protecting something that has lost, and we will say so.
Deodorizer
For a genuine smell. Not a default, and masking an odor you have not removed lasts about a week.
Sanitizing
Worth considering after illness, on carpet never professionally cleaned, or where somebody has allergies.

Some spots wick back up out of the pad as carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two later.

Why we are not the cheapest
And are not trying to be.
A very low per-room price has to come from somewhere, and it is nearly always the agitation and the rinse. Skip the agitation and you clean the surface of the fiber rather than the fiber. Skip the rinse and you leave detergent behind, which attracts soil and has the carpet dirty again faster than before.
That is the mechanism behind carpet that feels crunchy and re-soils quickly after a cheap clean. It was not a bargain.
How often to budget for it
Every 12 to 18 months for most households, sooner with pets or children, and sooner again in the preserve-adjacent neighborhoods.
The driver is grit rather than appearance. Fine abrasive material arrives continuously in this climate, and the longer it sits at the base of the pile the more wear it does underfoot.
Carpet cleaned on a schedule lasts materially longer than carpet cleaned once it looks bad, because by the time it looks bad the wear has already happened.
