Wool is common here and it is unforgiving

Most of Scottsdale is synthetic. These neighborhoods are where wool and wool-blend carpet actually turns up, usually in primary suites, studies and formal rooms rather than throughout.

It matters because wool browns when it is over-wet, and that browning is permanent. The fiber releases compounds that travel to the surface as it dries and oxidize there, producing a yellow-brown discoloration that nothing removes afterward.

Wool is also damaged by high-pH chemistry, which is exactly what a company using one product across every job is likely to be carrying. Full page on wool and berber.

So the fiber gets identified before anything is applied. On a carpet that cost what some of these cost, that step is the whole job.

Room counts and second staircases

Pricing is per area and these are the largest houses in Scottsdale, so the arithmetic deserves stating in advance.

Six or seven carpeted rooms, two staircases and two hallways comes to roughly $570 after the discount. Add a casita and a couple of walk-in closets and it moves past $650.

Hard floors downstairs, carpet up

The standard layout here, and it concentrates everything.

When the ground floor is stone or tile and the carpet sits upstairs, every bit of grit tracked into the house crosses hard floor and arrives at the staircase. Hard floors do not hold it, so it travels until it meets something that does.

Which is why in these houses the stairs and the upstairs landing are usually far worse than the bedrooms, sometimes dramatically. A mat at every exterior door genuinely reduces it, and that is free advice that means you need us less often.

Fiber decides the whole approach

More than soil level, more than age. Running every carpet through one process is how carpet gets damaged, and it is worth knowing which you own.

• Nylon takes heat well and cleans up better than almost anything. The best-case fiber.
• Polyester and triexta resist water-based staining and hold onto oil, so they need pre-treatment aimed at oil rather than general soil.
• Olefin releases soil readily and wicks stains back up as it dries, which is the fiber behaving normally rather than a failed clean.
• Wool and wool-blend berber browns if over-wet, and that browning is permanent. Its own page.

What is actually wearing your carpet out

Not the stains. The grit.

Desert dust is fine and abrasive. It works down past the tips of the fiber to the base of the pile, where vacuum suction does not reach, and then it grinds against the fiber every time somebody walks through.

That is what wears a traffic lane down, and the process is mechanical rather than cosmetic. Once fiber is physically worn, no cleaning brings it back. A worn lane stays visible after the best clean available, because the carpet in that strip is genuinely different from the carpet beside it.

Removing the grit on a cycle is the single largest thing that extends carpet life here. Not for appearance. For the fiber.

How we do it

1. Identify the fiber and walk the rooms with you. Nylon, polyester, olefin and wool all need different handling, and the stains you are concerned about get a straight answer each before anything starts.
2. Pre-treatment matched to fiber and soil. Pet areas and grease get treated separately rather than sprayed over along with the room.
3. Orbital agitation. The head works solution down into the pile rather than leaving it on top. This is the step a cheap job skips, and it is the difference between the surface looking better and the carpet being cleaner.
4. Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue left behind is what makes carpet re-soil quickly.
5. Walk it together before anything is packed up.

Some spots wick back up out of the pad as carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two later.

How often

Every 12 to 18 months for most households, sooner with pets or children, and sooner again in the preserve-adjacent neighborhoods.

The driver is grit rather than appearance. Fine abrasive material arrives continuously in this climate, and the longer it sits at the base of the pile the more wear it does underfoot.

Carpet cleaned on a schedule lasts materially longer than carpet cleaned once it looks bad, because by the time it looks bad the wear has already happened.
